Project Overview

  • Location: Elyria, OH

  • Project Goal: Avoid tear-off, extend roof life, minimize cost, change building/roof color

The Problem

“Gross” – an actual term used by the client to describe how the current roof and building look.

A modern look was greatly desired.

The existing metal roof was also nearing the end of its service life and experiencing recurring leaks. A full tear-off would have disrupted the public and significantly increased project costs.

Why a Silicone Roof Coating Project Was Chosen

It’s the most cost-effective solution. The alternative of a complete tear-off and replacement would cost at least 2x as much as the coating system.

An acrylic application was brought up, but due to acrylic requiring extra coats and more labor, that wasn’t cost-effective either. Plus, because aesthetics are very important to the client, acrylics absorb more of the elements and lose their shine/brightness much faster than silicone.

Silicone was also selected because it can be installed directly over the existing metal roof, providing a seamless waterproofing system.

Many leaks were occurring at loose fasteners and seams between the metal panels. With silicone being fluid-applied, all penetrations are completely sealed.

Summary of Scope of Work

The project includes:

  • Site preparation and safety setup
  • Thorough cleaning of the roof and perimeter walls using high-pressure washing
  • Roof repairs involve sealing screw heads, seams, and penetrations with silicone materials
  • Masking all mechanical equipment
  • Applying high-solids silicone coatings to specified thicknesses
  • Damaged metal wall panels will be replaced
  • Both the roof and metal walls will receive a full silicone topcoat
  • Concrete walls will be repaired as needed, primed, and coated with acrylic elastomeric coating
  • Existing gutters will be removed and replaced with new 24-gauge steel Kynar-finished gutters and downspouts

The project concludes with a full site cleanup, oversight by an OSHA 30-hour-trained superintendent, and a warranty provided to the owner upon completion.

The project was completed in roughly 61 days, including many days where no work was performed due to weather.

The client’s desire to renew the existing roof and walls, stop leaks, minimize interruption, change the color, and obtain a renewable warranty was accomplished in the most cost-effective way.
