Introduction

When the 20-year-old built-up roof at Heskett Middle School in Bedford Heights, Ohio began leaking, the school district faced a costly and time-sensitive problem. A full tear-off and replacement of the 104,000 sq ft roof would have extended into the fall — disrupting students and staff.

Instead, West Roofing Systems proposed a faster, less expensive solution: install a spray polyurethane foam (SPF) system right over the existing roof. The project was completed in just 37 days and came in around $1 million less than the full tear-off alternative.

Project Challenges

  • The existing gravel built-up roof was 20 years old, showing leaks, degradation, and ponding risk.
  • A tight schedule: the work needed to be completed during summer break in order to avoid impacting students and fall classes.
  • Budget constraints: the school district sought a cost-effective solution rather than full roof replacement.
  • Need for long-term performance: the new system had to deliver durability, waterproofing, and minimal disruption.

Our Solution

  • Conducted an infrared scan and identified about 10% of the roof area with wet insulation and damage. These areas were removed and repaired.
  • Cleaned the roof with a hydro-vacuum wet-vac system to remove gravel, debris, and contaminants.
  • Applied an average of 2 inches of PremiSEAL™ spray polyurethane foam (SPF) to provide continuous insulation, water-tight seal, and eliminate thermal breaks.
  • Over the foam, installed 30 mils of SeamlesSEAL® ULTRA HSLV silicone coating for UV protection, weather resistance, and long-term durability.
  • Embedded granules into the topcoat in high-traffic areas to improve slip resistance and durability.
