Introduction
At Peppertree II Condos in Boca Raton, Florida, twenty aging roofs (25 years old) were experiencing chronic leaks and dangerous ponding due to zero slope. Rather than choosing a costly tapered insulation system, West Roofing Systems installed a spray polyurethane foam (SPF) system to solve the issues — dramatically increasing slope, improving drainage, and saving money. The project was backed by a 20-year manufacturer’s warranty.

Project Challenges
- Roofs were 25 years old and showed signs of age and water infiltration.
- The existing granulated mod-bit roofs had no slope, leading to significant ponding after rain.
- A full tear-off or installing a tapered system would have been much more expensive.
- The project spanned 20 individual roofs, requiring consistent, high-quality workmanship across multiple units.
Our Solution
- Conducted a full roof survey, including fastener uplift tests, nuclear scans, and drainage calculations.
- Power-washed all 20 roofs to remove debris and prepare the surface.
- Applied a minimum of 1.5” to a maximum of 3.5” of SPF (spray foam), depending on location, to build slope and ensure proper drainage.
- Over the foam, installed 30 mils of protective coating with embedded granules to provide UV resistance and durability.
- Added 74 new skylights and curbs, replaced all perimeter metal edging, and installed seamless aluminum gutters, gutter guards, and downspouts.
- Built to Miami-Dade code requirements (impact resistance) for roof curbs.

Warranty & Protection
- Issued a 20-year manufacturer’s warranty covering the full spray foam + coating system for each of the 20 roofs.

- Raised the roof slope effectively without costly tapered ISO panels — improving water drainage and eliminating ponding.
