Introduction
Mercer County Career Center (Mercer, PA) had a 106,000+ sq. ft. granulated modified bitumen roof nearing the end of its life.
Instead of a full tear-off, West Roofing Systems installed a spray polyurethane foam (SPF) system over the existing roof, delivering a seamless, energy-efficient restoration at a fraction of the cost.
Project Challenges
- Aging granulated mod-bit roof with wear and potential leaks
- Risk of ponding or insufficient drainage on the existing substrate
- The need to restore without full roof removal to save cost and reduce waste
- Make the roof more thermally efficient without disrupting the educational facility
Our Solution
- Used a Carlisle PremiSEAL™ SPF system to build up a new, insulated roof surface right over the existing mod-bit.
- Foam was applied to create a continuous, seamless substrate that eliminates thermal breaks and waterproofs the deck.
- Over the foam, installed SeamlesSEAL™ ULTRA HS silicone coatings for long-term protection and UV resistance.
- Since SPF is fluid-applied, the slope can be easily adjusted by spraying more or less foam. We optimized drainage and reduced the potential for ponding.
- The system fully adheres, self-flashes around penetrations, and requires no fasteners — minimizing future leak potential.
Warranty & Protection
- A 20-year manufacturer’s warranty was issued, covering the full system (SPF + coating).

- The restoration cost was about 1/3 of what a full roof replacement would have cost.
