Introduction
In 2023, West Roofing Systems completed a 16,560 sq. ft. roof restoration at Maryland Court using spray polyurethane foam (SPF) and silicone coatings. The existing smooth BUR roof showed signs of aging, minor ponding, and surface degradation. Rather than performing a costly tear-off, a seamless spray foam and coating system was installed to restore and waterproof the existing surface for long-term protection.
Project Challenges
- There’s a penetration everywhere on this roof. Good thing SPF is fluid-applied.
- Existing smooth BUR roof showing wear and minor leaks
- Uneven surface areas leading to ponding water
- Goal to improve thermal performance while avoiding a full tear-off
Our Solution
- Cleaned and prepared the existing smooth BUR substrate for adhesion
- Installed an average of 1.5 inches of spray polyurethane foam (SPF)
- Applied 15 mils of silicone basecoat and 10 mils of topcoat, for a total of 25 mils of protective coating
- Embedded ceramic granules into the topcoat for added durability and UV resistance
- Ensured all penetrations, flashing, and transitions were sealed for a watertight system

- Issued a 15-year full-system NDL, renewable warranty.
